Commercial
The provisions of the Building code apply to the construction, alteration, relocation, enlargement, replacement, repair, equipment, use and occupancy, location, maintenance, removal and demolition of every building or structure or any appurtenances connected or attached to such buildings or structures.
As an exception, the less involved provisions of the Residential Code apply to work on detached single- and two-family dwellings and townhouses.
CERTIFY NON LOADBEARING
An experienced carpenter, or qualified framing contractor may be able to determine whether any given wall or support is loadbearing or not, and whether it can be safely altered or removed.
If a permit is required - as it generally will be - or if otherwise in doubt, it may be wise to consult with an engineer.
